Rental Terms
Last updated: 23 October 2026
These rental terms apply to all bookings of Romantik Apartments in Leipzig made via this website. The landlord is VacApps L.E., owner Dipl.-Ing. Jürgen Bodenstab, Hermann-Liebmann-Str. 21, 04315 Leipzig, Germany, phone 0341 / 3196200, email bodenstab@ihreferien.de. In case of doubt, the German version prevails.
1. Conclusion of the contract
By clicking “Book with obligation to pay” you make a binding offer to conclude a rental contract for the selected apartment. The contract is concluded when we confirm the booking. You will receive the booking confirmation with all details by email. The contract is concluded in German or English.
2. Services and prices
The total price shown in the booking summary includes statutory VAT and the services marked as “included”, in particular the linen package, final cleaning, Wi-Fi and parking. Booked extras are shown separately.
Dogs are welcome for a surcharge if booked in advance. The amount is shown in the booking summary.
3. Accommodation tax
The City of Leipzig levies an accommodation tax of 5% of the gross rental price for adults all year round; children up to 17 are exempt. The tax is not included in the total price and is paid on site. The City of Leipzig's statute in force at the time applies.
4. Payment
Payment is made by bank transfer quoting the booking number. A deposit of 10% of the total price is due after booking, the balance no later than 7 days before arrival. The exact amounts, due dates and bank details are stated in the booking confirmation. For bookings made less than a week before arrival, please use an instant transfer.
If the deposit or the balance is not received on time, we may withdraw from the contract after a reminder with a reasonable grace period and claim the compensation set out in section 5.
5. Cancellation by the guest
You may withdraw from the contract at any time before the start of the rental. Please declare your cancellation in text form, for example by email. The time of receipt by us is decisive.
In this case we charge the following flat-rate compensation based on the total price: up to 1 month before arrival a 10% handling fee, after that up to 15 days before arrival 50%, from 14 days before arrival 80%, from the day of arrival or in case of no-show 90%.
You are free to prove that we incurred no loss or a significantly lower loss. We will try to re-let the apartment and will credit any income from this. We recommend taking out travel cancellation insurance.
In case of early departure, the agreed rent remains payable; we will credit saved expenses and income from re-letting.
6. No right of withdrawal
There is no statutory right of withdrawal for contracts to rent accommodation for a specific period (§ 312g(2) no. 9 BGB). The cancellation rules in section 5 apply.
7. Arrival and departure
Check-in is possible from 2 pm to 6 pm, check-out by 11 am. Please let us know your expected arrival time. If you arrive after 5 pm or at the weekend, please arrange the key handover by phone in advance. As in every accommodation business, all guests complete a registration form on arrival (§ 29 German Federal Registration Act).
8. Use of the apartment
The apartment may only be occupied by the number of people booked. Subletting or handing it over to third parties is not permitted without our consent. Please treat the apartment and its contents with care, observe the house rules and report any damage immediately on +49 341 3196200. You are liable for damage caused through your fault in accordance with statutory provisions.
9. Our liability
We are liable without limitation for intent and gross negligence and for damage resulting from injury to life, body or health. In case of slight negligence, we are only liable for breach of essential contractual obligations, limited to the foreseeable, typical damage. This also applies to vehicles parked on the property.
10. Termination for good cause
Either party may terminate the contract without notice for good cause, for example in case of serious disturbance of the peace of the house or use contrary to the contract despite a warning.
11. Final provisions
German law applies. If your habitual residence is in another country, the mandatory consumer protection provisions of that country remain unaffected. Should individual provisions be invalid, the remainder of the contract remains valid.
